Tri-States: Little Falls, N.J.

LOCATION: 139 Center Avenue Townhome Redevelopment, Little Falls, N.J. PROPERTY SIZE: 7.1 acres, zoned residential PROJECT TEAM: The entities involved in the project included TRC Companies, a joint venture partner, and local regulators. MISSION: TRC purchased this former manufacturing facility, assuming all environmental liability. TRC’s goal was to mitigate solvent contamination in soil and ground water to allow site redevelopment and transform this blighted site into a luxury townhome community. BACKGROUND: Property is located in the midst of a residential neighborhood in Little Falls, less than 30 minutes from New York City, and adjacent to a commuter rail station. When the company responsible for this former machine manufacturing facility filed for bankruptcy, TRC acquired title to the property and assumed the environmental cleanup obligation under the Industrial Site Recovery Act. A property located on a bank of the East River and in a densely developed residential and commercial area, had its work cut out for it from an environmental remediation standpoint. The mission was to clean up the land and ultimately make one puzzle piece to a larger urban revitalization project that would be redeveloped as a public library and park ranger station.
