PROPERTY SIZE/END USE: The 20-acre redevelopment includes a 5-plus acre former Kidde Brass & Aluminum foundry located less than three blocks from the Ranson City offices on
the Commerce Corridor. The mixed-use urban infill development is designed to
meet LEED-ND certification for neighborhood development, and will be the first
of its kind in West Virginia. This development as designed currently will
include approximately 5.2-acres of parks, recreation and open areas; 84 multi-family housing units; 62 townhomes; 44,000
square feet of retail space and up to 30,000 square feet of office space. A
ground-breaking ceremony was held on November 18.
HISTORY: The site was developed in 1892 and was historically known as Powhatan Brass & Iron Works, and was utilized for forging, machining, and plating of brass and iron fittings
primarily used in the manufacturing of fire-fighting equipment. The foundry
closed in 2004 and the owners, United Technologies Corp. (UTC), entered the site into the state’s Voluntary Remediation Program (VRP) to address both on- and off-site soils
contamination with heavy metals, and on-site petroleum impacts.

In Michigan, some are predicting a better business climate for redevelopment and regulatory closure of contaminated properties thanks to a bill Michigan Governor Rick Snyder was scheduled to sign last week. The new regulations should have a positive impact on commercial real estate development and brownfields redevelopment resulting in the creation of jobs. |

A property located on a bank of the East River and in a densely developed residential and commercial area, had its work cut out for it from an environmental remediation standpoint. The mission was to clean up the land and ultimately make one puzzle piece to a larger urban revitalization project that would be redeveloped as a public library and park ranger station.
