| SITE BACKGROUND: |
The developers, LNR Property Corp. and Hopkins Real Estate Group, plan to develop the site into 1.25 million square feet of retail shops, up to 1,500 For-Sale and For-Rent residential units, and more than 70,000 square feet of sit-down and quick-service dining options. In addition, plans include up to 300 hotel rooms, a 16-screen cinema and other family entertainment venues. Project is expected to produce more than 4,500 construction jobs and 2,500 permanent jobs. In all, there are approximately $40 million planned for public infrastructure and freeway improvements in connection with the project. The most notable improvements include modifying the Avalon Boulevard off-ramp from Interstate 405 to service the facility, widening intersections and roadways and increasing signal lights surrounding the site. |

Initially referred to as Carson Marketplace, the site encompasses two parcels: the 157-acre former landfill parcel and an adjacent 11-acre, non-landfill parcel. |
